Here’s a quick explainer of our seven step process

GET IN TOUCH!

Give us a call or send us an email, and we will set up a meeting to discuss your ideas. When we meet we will talk through your building plans and vision for the project, to make sure we know exactly what you require. We will ask you a bunch of questions and listen carefully to your ideas, and look over the plans and other information you may already have. We will then explain what building and council consents will be required for your project and tell you about the way we work at Weinbox. We’ll give you recommendations that are specific to your building project, such as the details of our preferred architects and suppliers. Contact us anytime to get started!

MEET WITH DESIGNERS

The next step in the process to bringing your ideas to life is to transform your vision onto paper, in design concept drawings. For smaller projects this might not be required, but for bigger projects it is highly recommended, and for those projects that require consent it is a requirement.  Concept drawings will give you a much better visualisation of what your construction project will look like and ensure that your requirements will be met.  We are happy to recommend a local architect or draftsperson for you to work with, as we have great connections within the industry. We’ll make sure your concept drawings are created in a professional and timely manner and we will only recommend design experts that best suit your project needs.

ESTIMATE OF COST

Once you are happy with the concept drawings, we will work on a cost estimate for the project and come and present that to you.  This will give you a clear understanding of what your cost are estimate to be, and if this meets with your budget. At this stage we will also explain more about any resource or building consent requirements, and any other paperwork and procedural stuff to get your project underway.

FINAL WORKING DRAWINGS AND QUOTE

The designer can now proceed with creating your final working drawings, which could be required by council, but are also essential for us to provide a definitive building price. Our pricing structure has two options, fixed price or 'cost plus'. Fixed price contracts need to allow for contingency for any unforeseen works that may arise during the build. This means that a percentage may be added to the cost price to cover risk, even if nothing arises.  The alternative is 'open book' method, which works on a 'cost plus margin'. This way you will only get charged for the exact materials and labour required during construction. We will communicate clearly and regularly with you throughout the process, and there will be full transparency. You will receive a copy of all invoices and receipts that outline all materials and sub-contractor rates, labour, margin and additional charges.

CONTRACT

Once the working drawings are completed, pricing is approved, council process and documentation is underway, it is time to sign a Master Build contract (either fixed price or 'cost plus'), and get the project officially started. All other necessary documentation will also be provided and organised at this stage, such as our Master Build 10-year Building Guarantee.

BUILDING YOUR DREAM

During the build, we will communicate with you frequently, and organise regular site meetings with you to discuss the progress more in-depth. Feel free to ask us any questions you may have, at any stage, while you see your dream build or home renovation become a reality. Health and safety processes, building progress, and any potential issues will be addressed and explained, and you’ll be given access to the projected building timeline and progress billing to give you the assurance that everything runs smoothly and is right on track. We will progress invoice on a regular basis (often weekly) to ensure you keep totally up to date with expenditure and building progress.

DONE AND DUSTED!

Before we leave, we will go over the project with you, to be sure you are happy with the work that is done and make sure any outstanding financial matters and documentation are sorted.  Your project is now completed, congratulations! Enjoy!
